Procedure for registering a mortgage in the real estate cadastre
After your housing loan is approved and you sign the pre-contract of sale with the owner or investor, you will face the procedure of registering the mortgage with the competent cadastre office.
At the very beginning, it will be necessary to provide a PLEDGE STATEMENT in addition to all the documents you already have in hand. This document is signed by the seller (owner) of the property and as such represents the current owner’s permission for the property in question to be pledged for the housing loan to the buyer.
The pledge statement can be prepared by a public notary regardless of the municipality for which they are competent. After preparation, signing, and certification, the public notary electronically sends the pledge statement to the cadastre and the bank. After receipt and processing, that is, the registration of the mortgage in the cadastre records, RGZ sends by mail to the address the Decision on the registered mortgage to all parties in the sale process.
During this procedure, it is necessary to pay the RGZ application fee of 320.00 RSD, while the fee for registering the mortgage depends on the purchase price and amounts to:
1. for property value up to 6 million RSD: 22,020.00 RSD
2. from 6 to 30 million RSD: 55,050.00 RSD
3. from 30 to 60 million RSD: 110,090.00 RSD
4. over 60 million RSD: 165,120.00 RSD
