Have you considered early repayment of your mortgage? Are you confused by the obligation to pay compensation for the damage suffered? In the following text, read what to expect, what costs and procedures are involved if you decide to take this step.


When you decide to repay your mortgage before the agreed term, you will not have to pay the interest that you would otherwise have included in the monthly installment of the loan. What you pay to the bank represents COMPENSATION FOR SUFFERED DAMAGE.

According to the Law on the Protection of Financial Service Users, the amount of compensation for suffered damage is calculated as a percentage of the remaining, unpaid amount of the mortgage loan to the bank client.


If you decide to repay the mortgage loan earlier, and its agreed repayment period is at least or longer than 1 year, the compensation for damage will be calculated at a maximum of 1% of the remaining unpaid loan amount, and in the case that your agreed loan repayment period is shorter than 1 year, the compensation will amount to 0.05% of the remaining unpaid loan amount.

The stated amounts of compensation apply only to loans taken out after December 5, 2011.
